Listing your property

Publish a vacant home on HouzRent Homes, arrange viewings and agree an offer directly with a tenant.

Landlords

Preparing your property

In your landlord dashboard, go to Properties and add or edit the home. Before you can list it, it must:

  • Be marked vacant, with no active or pending tenancy.
  • Have a State and an LGA from that State.
  • Have at least one property photo.

Check the type, bedrooms, bathrooms, amenities and caution fee. These property details are used on the public listing. Use clear photos and choose a cover photo that represents the home.

Address, GPS & landmarks

Enter the full address yourself, select the State and LGA, and optionally add the area or town. While standing at the property, tap Use my location, allow browser location access and save the form to attach GPS coordinates. GPS is optional; you can list a home without it.

A saved GPS location lets the home appear in Near me searches and improves directions for booked viewings and accepted artisan jobs. If the browser cannot get a sufficiently precise location, try again outdoors or continue with the typed address. If you change the address or area details, capture the location again before saving.

You can add a nearby public landmark, such as a library or market. This is shown publicly. Keep house numbers, gate details, phone numbers and the exact street address out of your landmark, listing headline, description and photo captions.

ℹ️
Public listings show the area, LGA and State, not the property's address or exact GPS coordinates. A confirmed viewing shares the address and contact number with the person booked; an accepted offer shares them with the tenant.

Publishing & sharing

  1. Choose List for rentOn the vacant property's card. If the button is unavailable, fix the missing details shown there.
  2. Set the listing termsEnter the asking annual rent, an optional headline and description, and an available-from date if needed.
  3. Publish the homeIt becomes available on HouzRent Homes. Copy its public link to share with prospective tenants.

Publishing is free. Tenants see annual rent, the caution fee and the combined move-in total. Every fee is shown up front in that total. Nothing is added later and nothing is paid outside HouzRent.

Editing, pausing & unlisting

  • Edit: change the listing's asking rent, headline, description or availability. Edit the property itself for its address, photos, amenities or caution fee.
  • Pause: remove it from public browsing temporarily. Resume it when it is ready and still meets the listing requirements.
  • Unlist: close the listing. To advertise it again, create a new listing once the property is eligible.

A property can have only one live or paused listing. When a tenancy is created, the listing is marked let and removed from browsing, including when the tenant joins through an invite or check-in.

Opening viewing times

Choose Viewings on the listing's property card. Select a date, one or more times, a duration and the number of people each slot can take. You can open times up to 21 days ahead; times are entered and shown in Lagos time.

Tenants book available slots from the public listing, and both sides receive a confirmation and reminders. Your viewing page shows who is coming and their note. After the viewing time, mark the person as attended or a no-show.

If a time no longer works, remove that slot. Existing bookings for it are cancelled and the tenants are notified. You can also cancel an individual upcoming booking.

Responding to offers

Open your offers to review the proposed annual rent, move-in date, payment frequency and message. Accept the terms, decline, or counter with a different annual rent. The tenant can accept your counter, decline or propose another amount.

Offers expire after 7 days without a response to the latest offer or counter-offer. HouzRent reminds the person whose turn it is to respond.

Accepting an offer creates the tenancy on the agreed terms, prepares the rental agreement and marks the listing let. Other open offers on that listing are closed. Acceptance itself does not collect rent; follow the tenancy's agreement and payment status in your dashboard.

See Rental agreements and Receiving & recording rent for the next steps.

Featuring a listing

Featuring is optional. Choose Feature on a live listing to pay ₦5,000 from your HouzRent wallet for 7 days. Check the price shown before confirming.

Featured homes rank first within matching searches and may appear in the homepage's featured selection. Featuring does not guarantee bookings or a tenant. When the featured period ends, a live listing remains available as a regular listing.
