Does it cost anything to use HouzRent?
Signing up, browsing homes, publishing a standard listing and managing your tenancy are free. Featuring a listing is an optional paid promotion; the price is shown before you confirm. Payment providers may apply their own charges to card or bank top-ups, which you'll see at checkout.
Can I be a landlord and a tenant on the same account?
Yes. Choose "both" when you sign up, or activate the other role from your dashboard later. More.
My NIN verification failed. What now?
Enter your first and last name exactly as they appear on your NIN slip, and double-check the 11 digits. If it still fails, email support.
Homes & listings
Can I browse homes before signing up?
Yes. Browse HouzRent Homes without an account. Sign in to book a viewing, make an offer or save a search with email alerts. Finding a home.
Why can't I see a home's exact address?
Public listings show the area, LGA and State for privacy. Your confirmed viewing booking shares the full address and directions; an accepted offer also shares the address and landlord contact. Location & privacy.
Why doesn't Near me show every home?
It uses approximate locations and only includes homes with saved GPS coordinates. Other search filters still apply. Increase the distance or clear nearby to browse homes without GPS. Nearby search.
Why can't I list my property?
It needs to be vacant, have no active or pending tenancy, have a State and valid LGA, and have at least one photo. A property can have only one live or paused listing. Preparing your property.
Does accepting an offer mean the rent is paid?
No. It creates the tenancy on the agreed terms and takes the home off the market. The tenant then reviews and signs the agreement and follows the payment steps. After an offer is accepted.
For tenants
My landlord isn't on HouzRent. Can I still pay through it?
Yes — we hold your rent until your landlord verifies and claims it, and return it to your wallet if they don't within 14 days. How it works.
What's the difference between rent and the caution fee?
Rent goes to your landlord as soon as you pay. The caution fee is held in escrow until the tenancy ends, then released to you in full or through a fair claim. Caution fees & escrow.
Can I withdraw money from my wallet?
Yes, to a bank account in your own name. Withdrawing to your bank.
My landlord wants to charge me for a repair. Do I have to pay?
Nothing is taken from your wallet unless you approve it. If you disagree, dispute the charge with your reason. Repair charges.
I didn't get a rent reminder.
Reminders are sent by email 7 and 3 days before your due date, on the day, and 3 days after. Check your spam folder and that your email address is correct on your Profile.
For landlords
When do I receive rent?
The moment your tenant pays through HouzRent, it's in your wallet. Withdraw to any verified bank account whenever you like. Withdrawing.
A tenant sent me a HouzRent link to claim rent. Is it real?
Real links start with https://houzrent.app/claim/. You'll verify your NIN and bank account, and you'll never be asked to pay anything. Claiming rent.
My tenant pays me in cash. Can I still use HouzRent?
Yes. Log the payment on the tenancy so your records and your tenant's due date stay accurate. Recording rent.
Can I use my own plumber or electrician?
Yes. Add them to your artisans with their phone number and send them jobs; they'll verify their NIN before their first one. Or handle a repair yourself without an artisan. Repairs.
For artisans
Do I need an email address?
No. Artisan accounts use your phone number and a password. Guide for artisans.
Why can't I see the address before accepting?
To protect tenants, the address and their contact details are only shared with NIN-verified artisans who have accepted the job.
